Bermwood is a commercial real estate consultancy that solves real estate portfolio problems through technology. We work with large scale owners, operators, and utilizers to drive value through their portfolio.
Most firms either advise or build. We do both, and we do it from inside the industry rather than from the outside looking in.
Real estate first

The question every real estate leader asks about a technology partner is a fair one: do these people actually understand my business? For most, the honest answer is no. They understand software, and they hope the real estate part will follow.

We come at it the other way. We know real estate. We understand the portfolio, the operations, and the pressures you are under before we open a conversation about systems.
We know real estate, and we learn your operations before we speak about technology, because the systems are only worth anything if they fit the way your business runs. That is why our recommendations tend to survive contact with your day-to-day operations.
The name
A berm is an artificial ridge or embankment, raised deliberately to hold back what would otherwise cause damage. We took the name because that is what we do. Across a large portfolio, two things erode value quietly and constantly, and neither one announces itself.
The first is money leaking. Systems that overlap and pay twice for the same job, manual work that should have been retired years ago, data no one fully trusts, and maintenance spend no one questions because no one can see it in one place. The second is decisions made without a clear view. Capital committed on incomplete information, a platform chosen that you will pay for over years, a market entered before anyone truly understood it.
Left alone, both just erode performance a little at a time. What we build for you is the embankment against that erosion, the structure that holds the line so value stops slipping away where no one is looking.
Independence
We are not tied to any single platform, and we work with whatever you already run. When we tell you what to fix, what to build, and what to leave alone, the recommendation follows from what is right for your portfolio. Sometimes that is our own platform. Sometimes it is a system you already own, made to work the way it should. Sometimes it is a tool we would never sell you, because it is simply the right fit.
That willingness to point you anywhere, including away from us, is what makes the advice worth having. We would rather tell you to build nothing than sell you something you do not need, because being right about that is how we earn the next conversation.
Skin in the game
Plenty of consultants will point at technology from a slide deck. We build and operate our own PropTech platform, used in live commercial real estate operations.
The people
This is a conversation-led firm, so it matters who is on the other side of the table.
Two principals meet you and stay with the work. They listen together, and they solve together, each bringing a different depth of expertise to the same problem.
You are not handed off between a salesperson and a delivery team. You get both of them, working as one.

President
With 25 years in facilities technology and operations, property analytics, and software for commercial real estate, Brian understands real estate, the pressures on the portfolio, and where value is quietly leaking. He specializes in translating that into what actually needs to change.
Brian is a life-long Notre Dame fan, a passionate listener to the Archers, and a member of the St. Clement Pastoral Council

Chief Operating Officer
With more than three decades in software architecture and development, with multiple solutions built for the retail, utility, and real estate industries, Alex is the reason the firm can say it has operated the systems it recommends, not just advised on them.
When he’s not working with your real estate portfolio, Alex can be found on the tennis court, in a movie theater, or cooking up a new dish in the kitchen.

Account Director
Ronnie has more than a decade of experience helping build robust, scalable solutions for his clients. He’s built transaction management, preventative maintenance, workflow management, and data and analytics platforms for some of the largest portfolios in the United States. Ronnie will make sure our team embeds with your team and becomes part of your process. He builds client relationship at every level, and makes certain that the work we deliver drives real, measurable impact.
Ronnie has spent over a decade solving complex client problems, yet he still can’t convince his toddler that bedtime isn’t negotiable.

Director of New Product Visioning
At Bermwood, we believe that beautiful design drives the adoption and ultimate success of the technology. Elmer leads Bermwood’s visioning and UX team, ensuring our tools are elegantly designed. Elmer has a keen understanding of the proptech landscape and passionately embraces new technology, with an eye towards adapting it for our clients.

Director of Architecture and Information Security
Nor makes sure that your data is safe. With extensive experience as a back-end developer, Nor understands how technology gets built. With that experience, Nor designs and implements processes to protect one of your most precious assets – your data. Nor is a passionate advocate of secure architecture and systems.

Director
Simon has spent his career helping clients like JPMorgan Chase, Meta, HSBC, and Credit Suisse manage their complex, global portfolios. He brings the expertise required for global scale to the team.

Product Lead
With over 12 years of experience in the technology industry, he specializes in Software Engineering, Enterprise Systems Integration, and Technical Project Leadership. He currently leads the development and management of the Property Information Management (PIM) platform for LINK Logistics, overseeing system enhancements, enterprise integrations, and strategic technology initiatives. His expertise combines technical leadership, project management, and cross-functional collaboration to deliver scalable solutions that support business operations and continuous innovation.
Outside of work, he enjoys an active lifestyle through pickleball, fitness, traveling, and road trips. He is also passionate about technology, gaming, and exploring new experiences, while valuing quality time with friends and family and maintaining a healthy work-life balance.

Technical Program Manager
Equally at home in a P&L and a data pipeline, Daniel brings 25 years of turning complex technology into business results that show up on the bottom line. A hands-on technical program manager with deep roots in big data and customer analytics, he has led enterprise platform rollouts for commercial real estate and built the reporting leadership relies on to run the portfolio. Daniel knows the difference between a system that’s installed and one that’s used. Today he’s heads-down on AI, putting it to work where it saves real time and sharpens real decisions.

Product Lead
Herbie Morandarte is an experienced technology and business professional with extensive experience spanning software development, business analysis, project management, application delivery, and systems support. She has worked across various business functions, managing initiatives from requirements gathering and solution development through implementation, support, and continuous improvement. Herbie brings experience in stakeholder management, and process optimization, with the ability to connect business needs with technology solutions and support the delivery of efficient, reliable, and high-quality outcomes.
Outside of work, Herbie enjoys traveling to new places and discovering new restaurants. She also appreciates life’s simple pleasures—making desserts, watching movies, or simply enjoying a cup of hot black coffee. She especially values spending quality time with family and friends, whether it’s sharing a meal, exploring new places, or simply enjoying each other’s company.

Product Lead
Queen has been in the software engineering industry for 10 years, bringing her technical expertise and experience to Bermwood to help streamline clients' property management operations through effective data solutions and technology. She currently leads the Data Engineering team, overseeing the management, processing, and delivery of data to ensure clients have the reliable and accurate information they need to support their business operations.
Beyond work, Queen enjoys international travel and exploring new places. She's also a Disneyland fan, with a goal of visiting every Disneyland park around the world.

Product Lead
Mark is a seasoned proptech engineer who has helped some of the nation’s largest companies build custom applications to manage their complex real estate portfolios. Mark specializes in Azure-hosted enterprise solutions, with a focus on authentication infrastructure, design and solutions architecture, and scalable API design. The custom lease administration platform he designed and implemented for Link Logistics won a client award for innovation and design.
When he’s not behind the keyboard, Mark is a passionate motorcyclist. In 2024, he completed the BOSS Ironman Challenge, riding the full perimeter of Mindanao – more than 1,300 kilometers – in less than 24 hours. He currently rides a Ducati, but he’s always looking for a new set of wheels.

Pau brings over 20 years of software development experience to his role as Product Lead. Specializing in front-end web and mobile applications, he has spent his career driving digital innovation in the Proptech and Fintech sectors. His focus is on guiding technical teams and managing complex projects through to successful delivery.
Outside of the tech world, Pau enjoys spending time with his wife and daughter—proudly claiming the title of 'trophy husband'—and unwinding with a game of billiards or a relaxing day at the beach.

Product Lead
Hanna brings over a decade of experience in technology, spanning software quality assurance and product management. Since transitioning into product leadership in 2025, she oversees the day-to-day operations and client delivery of the company’s proptech application—Velocity, ensuring operational continuity, addressing evolving business needs, and driving continuous improvement. She is passionate about connecting technology with practical business solutions that create meaningful value for clients.
Outside of work, Hanna enjoys unwinding by the beach and getting lost in all kinds of novels—finding inspiration in both the calm of the coast and the stories found between the pages of a good book.

Operations Manager
Monina De Leon, known as Monette, is an Operations Manager with experience in HR, Administration, Finance, Quality Assurance, and PropTech/Commercial Real Estate. She focuses on process improvement, operational efficiency, compliance, and technology-driven solutions. As a Qualified Professional of Corporate Real Estate (QPCR), she combines operational expertise with a strong understanding of corporate real estate practices.
Outside work, Monina enjoys family meals, movies, and college basketball at home. A homebody and proud fur mom, she loves spending quality time with her family and furry companions.
