Most market decisions rest on a picture no one has checked.

Before a large real estate commitment, someone forms a view of the market. Where rents are heading, what comparable assets are doing, whether the timing is right. That view decides how tens of millions of dollars get spent.

The problem is where the view comes from. It is assembled from brokers who have something to sell, market reports written for everyone and therefore no one, and internal assumptions that were true three years ago and have not been revisited since.

The information to know for certain, rather than assume, usually exists. It is simply never assembled and pointed at the decision in front of you. So the commitment gets made, and the market is understood properly only afterward, when it is too late to act on.
